When you rent a public house owned by Wadworth and run the business as a self-employed licensee, you will enter a tenancy agreement which is a legally binding document that defines the relationship between you and us.
Our agreements are 5 years and are protected under the Landlord and Tenant Act 1954, which means you have an automatic right for renewal at the end of the term.
No, although previous experience is beneficial. We are looking to recruit Business Partners who have the drive, enthusiasm, and ambition to run a successful business. If you have a flair for hospitality and good business sense, we would love to speak to you.

We would usually say between 6-12 weeks however, time scales vary depending on the site applied for. It can depend on a variety of factors, such as the notice period for the outgoing business partner and the receipt of the applicant’s completed documents and qualifications. We will always keep you up to date with the progress and advise you each step of the process.

- You will be required to pay an £8,000 security deposit to Wadworth at the start of your agreement.
- The stock, glassware, and loose catering from the outgoing Business Partner.
- The fixture and fittings (furnishings etc) will also need to be purchased, in certain instances, we will fund the purchase of the fixture and fittings for you and rent the inventory to you, at 10% of the agreed value per year.
Example: For an inventory valued at £10,000, you would pay £1,000 per annum, divided over the 12 months.
- You will need an amount of working capital to cover initial valuation, training fees and other start-up business expenditures.
- Yes. To sell alcohol on the premises, you would have to have successfully completed the Award for Personal Licence Holders course and have been issued with a Personal Licence by your local authority. This license authorises you to be Designated Premises Supervisor (DPS).

- The online BII Pre-Entry Awareness Training Course (PEAT) will need to be completed. This must be completed at least five days before your final interview with us.

- No. You can decide on the menu and where you source your ingredients.
- We can help you with your menu development and design, as well as kitchen best practice and purchasing if you require it.
You will be jointly responsible with Wadworth for the maintenance of the property.
Wadworth will be responsible for all major and structural repairs whilst you will have responsibility for non-structural repairs. You will be provided with a schedule of maintenance responsibility as a part of your Business Partnership Agreement.
When you take over the tenancy, the Transfer of Undertakings (Protection of Employment) regulations apply, meaning employed staff transfer with the business. They are entitled to work for you under the same terms and conditions agreed with their previous employer. The outgoing tenant should provide you with all details, including rates of pay, hours worked and dates of commencement.
- As part of your tenancy agreement, you will be required to buy all 'wet' goods – beer, cider, wine, spirits, and minerals, from Wadworth.
- Wadworth do not control where you buy all other supplies.
The tenant may terminate the agreement by serving written notice to Wadworth at any time after their first anniversary.
